What should be budgeted?

New constructions costs can run between $80-$100 per square foot, while remodels can be even more expensive.
What is our fee schedule?
Fees in our firm are charged as a value-based fee. Our team considers as much of the project as possible creating a one-time fee that our clients can utilize to coordinate with thier budget. We charge a purchaseing management fee for any purchasing of furniture, fixtures or equipment (FF & E). If the list or scope of work changes at any time, we will charge a flat, hourly rate. The designer bills at one rate and the design assistant bills at a lower rate.
What are the next steps after hiring a designer?
Once the client has decided to hire the designer, the following steps occur: First, a letter of agreement is signed. The letter of agreement is a contract signed between the designer and the client stating what is to be completed and the fee schedule. Following the letter of agreement, the designer will sit with the client for an in-depth interview to determine lifestyle needs. The designer will go through a room by room list of items to be completed both for furniture and construction. The room or rooms will be measured and photographed. The designer will then design and draw floor plans, highlighting new furniture with sizes, and custom pieces. The client is sent the plans for approval. The designer then creates and draws new cabinets for the kitchen, bathroom, entertainment areas, and closets. The client is sent the plans for approval. A lighting plan is laid out, displaying the new lighting with specifications for the contractor. If construction is a part of the project, floors, counters, faucets, fixtures, lights, and doors will need to be selected. The construction plans will be given to contractors for bidding if needed. The designer and the client will review the bids, and a contractor will be chosen. Construction then begins.
In the meantime, the designer will begin shopping for non-construction items such as furniture, fabrics, wall coverings, and other details that need to be purchased. The designer will create a presentation of furniture ideas, fabrics, and accessories for the client. Paint selection that coordinates with selected flooring and fabrics will happen next. The designer will them purchase all items agreed upon. Once the contractors complete their work carpet, furniture delivery, drapery installation, and accessories will be added with approvals.
